The role:

The Research Analyst position will contribute to best in class research that differentiates JLL and builds and maintains a competitive advantage in the Baltimore/Washington marketplace through market expertise, analysis, and insight. The analyst will have primary responsibility for tracking and analyzing all aspects of the Baltimore/Washington industrial real estate market and leveraging that knowledge and expertise proactively for research products, client projects and business development efforts. This position will work closely with professionals throughout the Mid-Atlantic JLL offices as well as colleagues throughout the Americas research group.

Overall objectives:

Create annual research plan for the local industrial market that aligns with local business objectives and Americas research plans.
Continually develop, enhance and leverage detailed knowledge of the state and local economies and the industrial real estate markets.
Proactively deliver information and insights on market and economic activity, conditions, trends, and forecasts.
Expand the industrial and overall research platform including processes, products, and ability to positively impact the business.
Seek out, develop and share best practice standards for the region, the U.S. Industrial Group and the Americas Research Group.
Develop strong relationships with internal and external clients and facilitate the use of research as a differentiator.
Work with business leaders to position research to contribute to the business development efforts.
Develop and leverage relationships with research counterparts at other local commercial real estate firms.
Understand and manage key resources, local data vendors, and development of effective infrastructure and technology.

Specific responsibilities:

Assist in quarterly industrial market statistics process, including collection, verification and analysis.
Create, write, analyze and edit quarterly Industrial reports for the various areas that encompass the Baltimore/Washington market.
Contribute effectively to all national or regional research reports with specified local market content.
Respond to all internal and external client requests for data and information.
Develop thought pieces on key trends, issues affecting the market, economy, region and industries.
Track, maintain and disseminate detailed data for critical indicators including lease and sales comparables, development pipelines and active tenants in the market, among other data points.
Analyze and report on the local and regional economy with respect to employment statistics, major company activity, industry trends and demographics that affect the industrial real estate market and economy.
Attend all relevant sales or business team meetings and actively contribute local or national research insights.

Experience and qualifications

Strong educational background with Bachelor's degree in business, economics or related field required.
Demonstrated interest in real estate and commitment to learning local market dynamics.
Proficiency in all standard Microsoft office programs.
Ability to multitask and effectively manage time and workload.
Ability to constantly exceed stakeholder and client expectations and positively represent the firm.
Ability to both work independently and collaboratively as part of a dynamic team.
Effective written and oral communication skills.
High-level analytical and problem-solving skills and strategic-thinking capacity.
